Is Poetry, TX in Kaufman County or Hunt County?

Both. Poetry grew up around the crossing of FM 986 and FM 1565, about six miles north of Terrell, and residents voted in 2020 to incorporate it as the Town of Poetry, a general law town that lies in Hunt and Kaufman counties. The town's own site also posts Rockwall County burn ban notices, because the area runs close to that line too.

We could not find a public county-line map precise enough to say which streets or parcels fall on which side, so we are not going to guess. A Terrell mailing address or a Quinlan ISD school assignment does not settle it either. Your appraisal record does.

• Search the address or owner on the Kaufman CAD property search (esearch.kaufman-cad.org). If the account is there, the land is in Kaufman County.
• If it is not, search the Hunt County Appraisal District at hunt-cad.org.
• Check last year's property tax statement. The county taxing unit is listed on it.
• For a tract that looks split by the line, ask both appraisal districts. A house and its septic system can sit in different counties on a large parcel, and the permitting authority follows where the system goes.^source

Who permits septic on each side of the line?

The county does, on both sides. The Town of Poetry does not run a septic program. Its permits page lists right-of-way and driveway culvert permits, and Kaufman County's FAQ says every city limit in the county except Terrell and Oak Ridge is handled by county Development Services. On the Hunt side, septic goes through the Hunt County Health Department's Environmental Division.^source

What changes if your property is on the Hunt County side

The state rules in 30 TAC Chapter 285 apply in both counties, but the local order, forms, fees, and inspections come from whichever county permits you. Everything this site says about Kaufman County's rules, like the 1-acre minimum, the ban on the 10-acre exemption, and the mandatory aerobic maintenance provider, comes from Kaufman County's order. Poetry is spread out, with homes on acreage that grew as Dallas commuters moved east starting in the 1970s. On the Kaufman side, building on septic follows the county sequence: soil and site evaluation, design, a permit filed by a licensed installer, installation, county inspection, and a maintenance contract if the system is aerobic.^source

Expect the Blackland clay to push most new systems toward aerobic with a spray field. In 2024, 502 of 514 Kaufman County permits were aerobic or surface irrigation. If you are on a private well, the tract needs 2 usable acres per system rather than 1, and the well needs 50 feet to the tank and 100 feet to the spray area. Buying an older home near Poetry

Homes built during Poetry's first growth wave now have septic systems that are decades old. TCEQ notes that most Texas systems before February 4, 1997 were designed from percolation tests that did not account for soil texture, and that a system more than 15 years old may need replacing. That is a budgeting flag, not a verdict.
